More apartment buildings broke ground this year than last, but far fewer were finished. That gap matters if you are signing a lease now: the new supply that could ease pressure on rents is further away than the headlines about construction activity suggest.
Home building starts — the number of apartments where construction has just begun — rose 9.3% in June 2026 compared with the same month a year earlier. Home building completions — apartments finished and ready to hand over — fell 22.3% over the same year-on-year span. Builders are starting more projects, but finishing far fewer of them.
For a tenant or landlord drawing up a one or two year lease today, this says nothing about where rents are headed. It says the stock of finished, move-in-ready apartments isn't growing at the pace new groundbreakings might suggest. Don't read construction starts as a sign of apartments available soon.
